Screening Policies

$50 and payable in the form of a Check, Cashier’s Check, Money Order or Debit/Credit Card. The application fee must be provided with the completed rental application.

Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.

Applicants must have a minimum combined gross income of 2.5 times the monthly rent.

Applicants must have a minimum of six (6) cumulative months of verifiable rental or mortgage payment history within the last 24 months.

Guarantors will be accepted for applicants who do not meet the required rent-to-income ratio, denied on credit or applicants who fail to meet the rental history. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of 5 times the monthly rent and meet the qualifying criteria identified in the Credit and Income sections of the screening policy.

A criminal background check will be conducted for each applicant and occupant age 18 years or older.

Amenities

Yes, there are 187 uncovered and unassigned parking spaces available for you.

A 24-hour fitness center, junior Olympic pool, 2 BBQs, 1 firepit, basketball and tennis court, dog park, and pet spa are community amenities available to you. We also have a place to wash your vehicle. (Bring your own hose.)

Yes, we love pets! There is no weight limit, however, breed restrictions do apply. A deposit and pet rent is required. The first pet is a $500 deposit, and the second pet is a $250 deposit. We allow a maximum of 2 pets per home.

Standard appliances include stainless-steel appliances, a gas oven, fridge, dishwasher, microwave, and a full size washer/dryer.

We do not offer furnished apartments at this time.

Yes, 100K in liability, all lease holders listed, start date must be the beginning the date of move in and Rocklin Manor listed as the "Interested Party".

Astound can be used for Internet and cable.

Yes we do offer lease break options when signing new leases, and a 30 day notice to vacate is required along with the lease break fee.

Call or visit the PG&E website for gas and electrical. Water, Sewer and Trash will set up automatically and will be due with rent on the 1st of the month through Yes Energy.

No utilities are included in rent.

Maintenance

Apartments will go through a professional make ready process, and the home will be professionally cleaned, All appliances will be thoroughly tested and all painting/flooring will be either professionally cleaned or replaced. The process includes multiple thorough inspections with all staff members and approved vendors.

No, however, permission to enter must be provided from the current resident.

Yes, 24 Emergency Maintenance. This means if there is an Emergency, a maintenance team member will respond within 1 hour of emergencies.

You can visit our online portal and make a work order, call into the leasing office, or you can stop in the leasing office in person.

You can stop by the leasing office during open hours and we can help you enter. After hours, a locksmith would need to be contacted.
